There are numerous ways of structuring a Property Development project and at Mortgage Excellence the project is first de-risked, packaged then the required funds are sourced from a combination of Debt & Equity.

  2. Whilst on smaller projects funders can lend up to 70% of the end value (GRV) and do not require "Pre Sales".
  3. Lending on current market value and not purchase price.
  4. Reimbursement of capital expenditure incurred to date.
  5. 100% funding to project completion, upon release of construction certificate by council.
  6. Funding on the completed value and not just the "hard costs" or "total costs".
  7. More projects completed p.a. with the same capital outlay.
